Frequently Asked Questions

Yes for most of it. The City of San Antonio and the City of Boerne both require permits any time you move plumbing, alter electrical circuits, replace a water heater, or change structure — even on a single-bath refresh. Cosmetic work (paint, cabinet refacing, like-for-like fixture swaps, flooring) usually does not. We pull and manage permits on every remodel we run.

Most non-emergency calls inside Stone Oak, Alamo Heights, Castle Hills, Hollywood Park, Shavano Park, Helotes, Leon Valley, Boerne, Fair Oaks Ranch, and Bulverde schedule within a few business days. Urgent repairs and members are prioritized for next-available slots.

Drywall cracks at door and window corners from clay-soil movement, sticking exterior doors after summer expansion, stucco hairline crack patching, fence repair after spring storms, exterior caulk and trim failure from sustained UV, and bathroom and kitchen updates on 1990s–2010s production homes. That mix covers the bulk of what we do across the North Side and the Boerne corridor.

Both. We work from the urban North Side neighborhoods (Alamo Heights, Castle Hills, Hollywood Park) out through Stone Oak and 1604, into Helotes, Boerne, Fair Oaks Ranch, and Bulverde. The full ZIP list lives on this page, and if you're not sure whether you're in our area, call and we'll tell you straight.

Yes. Texas does not license general handymen at the state level, but we carry general liability and workers' comp, and we use licensed plumbing and electrical subs whenever the work crosses into licensed trades. Proof of insurance goes out with every estimate.

The North San Antonio Handyman & Remodeling Guide

What 'North San Antonio' Actually Covers

'North San Antonio' is the cluster of neighborhoods and suburbs north of downtown — most commonly Alamo Heights, Castle Hills, Hollywood Park, Shavano Park, the Northwest Side around UTSA and Loop 1604, the Stone Oak corridor up 281, Helotes, and out into Boerne, Fair Oaks Ranch, and Bulverde. It is not a single jurisdiction: some addresses are City of San Antonio, others are independent municipalities (Alamo Heights, Castle Hills, Shavano Park, Hollywood Park), and Boerne and Fair Oaks Ranch are separate cities entirely. That matters for a handyman because permits, inspectors, and fee schedules change every time you cross a city line.

Why North San Antonio Homes Need a Handyman Built for Mixed Housing Stock

The North Side and Boerne corridor span a wider age range than most metros: 1920s–1950s homes in Alamo Heights and Olmos Park, 1960s–1980s ranches in Castle Hills, Hollywood Park, and Leon Valley, and 1990s–2010s production builds across Stone Oak, the Northwest Side, and the newer Boerne and Fair Oaks Ranch subdivisions. A handyman who can move from plaster patching in a 1940s Alamo Heights bungalow to a tub-surround tear-out in a 2005 Stone Oak primary bath in the same week is set up for this market.

The Clay-Soil Crack You're Going to Call About in Late Summer

Most of the North San Antonio metro sits on expansive clay soils typical of South Central Texas. The clay holds water through spring rains, shrinks hard through August, and the house moves with it. The visible result every late summer: a fresh drywall crack running up from a door or window corner, exterior doors that suddenly won't latch, and trim pulling away from window jambs. None of that means your foundation is failing — it's normal seasonal movement — but it does need to be cosmetically repaired or it grows year over year.

Stucco Is Different Work Than Drywall — And You'll See a Lot of It Here

Unlike most metros, a large share of North San Antonio homes — particularly across Stone Oak, the Northwest Side, and the newer Helotes and Boerne subdivisions — are full stucco or stucco-over-frame. Stucco develops hairline cracks at corners as the house moves, and the repair is not a drywall patch: it's matched-texture stucco, primer, and color-matched exterior paint, ideally done before the next round of summer storms drives water into the wall. We do this routinely.

Sustained UV Wrecks Caulk and Paint Faster Than Most of Texas

San Antonio averages over 220 sunny days a year and sits at a latitude that puts UV intensity on south- and west-facing walls year-round. Practical effect: exterior caulk fails noticeably faster here than in North Texas or East Texas, exterior paint chalks earlier, and south-facing window frames need re-caulking on a tighter cycle. We typically recommend a 3–5 year exterior re-caulk cycle for sun-exposed elevations across Stone Oak and the Hill Country edge, versus the longer cycles common elsewhere.

Boerne and Fair Oaks Ranch Are Separate Cities — Different Permits

If your home is in Boerne, Fair Oaks Ranch, or unincorporated Kendall County, your remodel permits route through Boerne or the county — not through the City of San Antonio. Inspector schedules, fees, and in some cases code interpretation differ from a job inside Loop 1604. As a general rule across all the jurisdictions we work in: moving plumbing, altering electrical circuits, replacing a water heater, and structural changes all require permits. Like-for-like fixture swaps, paint, flooring, and cabinet refacing typically don't. We pull every required permit in the right city.

Alamo Heights and Olmos Park: A Different Kind of Job

Homes in Alamo Heights, Olmos Park, and the older sections of Terrell Hills are often pre-1960, frequently pier-and-beam, with plaster walls, wood-frame windows, and original trim. The work is different from the newer suburban builds: plaster patching (not drywall), sash window repair, wood rot at sills and trim, and remodels that have to respect the original architecture and the city's historic-overlay rules where applicable. Our crew is set up for this work.

Bathroom Remodels Are the #1 Request on the North Side

Across Stone Oak, Castle Hills, Hollywood Park, Helotes, and the Northwest Side, the most-requested remodel is a primary-bath update on a home built 1990–2010. The scope is almost always the same: tear out the original fiberglass tub-surround and drop-in tub, replace with tile to the ceiling and a curbless or low-curb shower, swap the vanity (commonly from a 48" single to a 60" double), replace the toilet, redo the flooring, and update the lighting. We'll walk the project with you and put numbers on it in a free in-home estimate.

Kitchen Updates: Refacing vs. Full Replacement

The 1990s and early-2000s North San Antonio kitchen is overwhelmingly stained oak or maple cabinet boxes with raised-panel doors. Two paths: refacing (new doors and drawer fronts on the original boxes, paint or re-stain) is the right call when the boxes are still sound and the layout works; full replacement is the right call when the layout is wrong or the boxes are particleboard that's swelled at the sink base. We do both and will tell you which one your kitchen actually needs.

Aging Water Heaters Are the Insurance Claim Waiting to Happen

If your North Side home was built before 2005 and you've never replaced the water heater, it is at or past its design life. A standard 50-gallon tank in this market lasts roughly 10–15 years. When they go, they usually go into the garage or an interior closet, and the resulting water damage to flooring and drywall almost always costs more than the new tank would have. Water-heater replacement is a permitted job in the City of San Antonio, Boerne, and the surrounding municipalities.

Pre-Freeze Prep Is Not Optional After Uri

The February 2021 freeze taught every San Antonio homeowner what an uninsulated hose bib, a poorly insulated attic line, and a missing pipe wrap can do. Our late-fall handyman calendar reflects it: hose-bib covers, exterior pipe insulation, attic-line wrapping, and a walk of every wall penetration to find the gap that lets cold air at the supply lines. Anyone who took a claim in 2021 should book this as a recurring fall job.

Foundation Movement vs. Foundation Failure

Slab-on-grade homes across North San Antonio move seasonally. A hairline crack in sheetrock at a door corner, a hairline crack in brick or stucco above a window, a door that sticks in August and is fine in March — those are normal. A 1/4" or wider gap in brick or stucco mortar, a noticeable slope in the floor, sheetrock cracks wider than a credit card, or doors stuck year-round are signs to bring in a structural engineer before you spend money on cosmetic repair. We won't paper over a real problem.

Membership: What Actually Makes Sense for a North San Antonio Home

Monty's membership gets you priority scheduling (real value during pre-freeze season and the late-summer door-sticking wave), discounted handyman labor, and twice-a-year on-site maintenance walks. For a typical North San Antonio home that walk catches caulk failure on sun-exposed elevations, stucco hairline cracks, an aging water heater, and missing pipe insulation before they turn into the larger claim.

What to Expect on a First Estimate Call

Call 210-761-2448 or book online. We schedule a free in-home estimate, walk the project with you, and email a written, line-item quote — usually within 24 hours. Single-visit handyman work books inside a few business days. Remodels are scheduled around lead times for tile, vanities, and cabinets, which typically runs several weeks from approval to start.

Climate-Smart Handyman & Remodeling for North San Antonio Homes

South Texas heat, expansive clay soil, sustained UV, and the occasional hard freeze are tough on every home in the area. Caulk dries out, decks and fence boards weather quickly, stucco develops hairline cracks, and seasonal soil movement opens cracks at door and window corners. Our team plans seasonal maintenance around that reality — spring exterior caulking, summer attic and weatherstripping checks, and pre-freeze pipe protection — and selects finishes on remodels that can take the climate without giving up after a few years.
