South Valley is the cluster of Salt Lake and northern Utah County suburbs running along the Jordan River — most commonly Sandy, Draper, West Jordan, South Jordan, Riverton, Herriman, Bluffdale, and Lehi at the south end. It is not a single city, which matters for a handyman: Lehi is in Utah County and permits through a different jurisdiction than the rest of the corridor, which sits inside Salt Lake County. Outside the older Sandy and West Jordan-proper neighborhoods, the dominant South Valley housing stock is production builds from the 1990s through the 2010s — Daybreak (84009), Traverse Mountain in Lehi, Suncrest above Draper, and the Herriman and Riverton expansions. Those homes are now at the age where original components fail at the same time: builder-grade caulk and grout in the primary bath, original 50-gallon water heaters past their 10–15 year design life, original toilets and vanities, and cabinet drawer slides starting to drop. If you live in Lehi, Saratoga Springs, or Eagle Mountain, your remodel permits go through Utah County and the city of Lehi, not Salt Lake County. Homes east of about 1300 East in Sandy and Draper — Granite, Pepperwood, Alta Canyon, and the Suncrest ridge above Draper — sit close enough to Big and Little Cottonwood that they catch real snow loads and pull more ice-dam interior leaks than the valley-floor homes a few miles west. Our work calendar reflects it: November/December is gutter and downspout resecuring, January/February is interior repair after the first ice-dam leaks, March is roof-edge inspection, and April/May is the deck-board replacement that always comes after a heavy snow year. West-side homes in Herriman and West Jordan see less ice load and more wind damage off the Oquirrhs.
The South Valley sits between roughly 4,200 and 5,000 feet, and UV at altitude is meaningfully more intense than the same latitude at sea level. Practical effect: exterior paint chalks faster, deck stain breaks down in 2–3 years instead of 4–5, south- and west-facing window caulk fails earlier, and composite decking gets noticeably more thermal movement. We recommend a 3-year deck restain cycle and a 5–7 year exterior repaint cycle for most South Valley homes, versus the longer cycles common at lower elevation. // VERIFY
Pockets of the Salt Lake Valley sit on expansive lake-bottom clays from ancient Lake Bonneville, especially across parts of West Jordan, South Jordan, and the western Herriman benches. The clay holds water through spring and shrinks through August, and the house moves with it. The visible result is the same every year: a hairline drywall crack at a door or window corner, doors that suddenly won't latch, and trim pulling away from jambs. Since the Silicon Slopes tech corridor stretched through Lehi and into Draper, the most-requested remodel in the south end of the corridor is no longer the primary bath — it's a real home-office build-out. Soundproofed walls, dedicated circuits for monitor walls and a battery backup, hardwired ethernet drops, blackout-rated window treatments, and a real door instead of a French-door bedroom hand-off. It's typical for a 1990s–2010s South Valley home to have been sold with the basement unfinished and the rough-in plumbing already in place. Finishing that basement — framing, drywall, flooring, a full bath off the rough-in, an egress window if there isn't one, and a kitchenette or wet bar — is the single most common large project we run across Sandy, West Jordan, South Jordan, Riverton, Herriman, and Lehi. Egress and ceiling-height requirements vary by city, so this is a permit-required job almost everywhere.
Utah is seismically active enough that current code requires water heaters to be strapped to wall framing at two points, and the March 2020 Magna earthquake reminded a lot of South Valley homeowners that the rest of the house — tall bookcases, hutches, top-heavy dressers, and the flat-screen above the fireplace — should be anchored too. We add the second strap on legacy water heaters as a standard line item on any plumbing visit, and we'll wall-anchor furniture and TVs as part of any handyman visit.
