The Avenues, Marmalade, and Capitol Hill Are a Different House Than the Suburbs

Homes in the Avenues, Marmalade, Capitol Hill, and parts of Federal Heights were largely built between the 1880s and the 1920s — brick bungalows, Victorian cottages, and early-20th-century four-squares with plaster-and-lath walls, original double-hung sash windows, knob-and-tube remnants in attics that were never fully rewired, and clay sewer laterals out to the street. The Avenues sits on a steep grid above downtown, and a lot of those lots have a half-buried basement that's part stone-and-mortar foundation and part later concrete. Patching plaster, repairing sash weights and ropes, scribing trim to an out-of-square opening, and diagnosing the rewire-vs-leave-it call on legacy wiring are the everyday Avenues handyman skills. A crew set up only for post-2000 production homes is not the right call for these blocks.

Salt Lake City's H Historic Overlays Change What You Can Do on the Exterior

Salt Lake City has a series of locally designated Historic Districts — the Avenues, Capitol Hill, South Temple, and others — overlaid with an "H" zoning designation. Inside those overlays, exterior changes (window replacement, siding, porch alterations, additions, even some fencing) require Historic Landmark Commission review on top of the normal building permit, and "like-for-like" is interpreted strictly: a vinyl window swap on a 1905 Avenues facade is not going to clear. Interior remodels generally don't trigger HLC, but anything you can see from the street usually does. We Live on the Wasatch Fault — Anchor Like You Mean It

The Wasatch Fault runs along the base of the foothills from north of Bountiful through the east benches and into Draper, and the March 18, 2020 magnitude 5.7 Magna earthquake reminded the whole valley that the larger event the geologists model is a question of when, not if. From a handyman standpoint, that drives concrete items on every visit: two seismic straps on every water heater (top third and bottom third, into framing — not just drywall anchors), wall-anchoring of tall bookcases, hutches, dressers, and the TV above the fireplace, and on older brick (URM — unreinforced masonry) homes in the Avenues and Sugar House, a real conversation about chimney bracing and parapet tie-ins. None of that is optional; it's the cheapest insurance in your house.

Winter Inversion Is Why Your Bath Fan and Range Hood Matter

From roughly mid-December through February, cold dense air settles into the Salt Lake Valley and traps PM2.5 particulate against the valley floor for days at a time — the inversion days you can see from any of the canyon viewpoints. Practically, that means indoor-air-quality decisions in a SLC remodel matter more than they do in most metros: a real ducted bath fan vented to the exterior (not a recirculating fan dumping into the attic), a range hood actually ducted out (not a charcoal-filter "ductless" hood), a higher-MERV return filter where the furnace blower can handle it, and balanced ventilation if you're doing a deep envelope tightening. We spec these as a default on bath and kitchen remodels in the valley, not as an upcharge.

Snow Load on the East Bench and Up the Canyons Is Real

Valley-floor snow totals get the headlines, but the homes that actually see code-level snow loads are the ones tucked up against the foothills: upper Avenues, Federal Heights above South Temple, the east side of Holladay and Cottonwood Heights pressed against Big and Little Cottonwood, and anything up Emigration or Millcreek Canyon. Park City, Heber, and Midway are in a heavier snow-load design category again. The handyman fallout is consistent every spring: ice-dam staining at the second-floor ceiling, gutters pulled loose where the ice walked them off the fascia, deck-board cupping after sitting wet under three feet of snowpack, and roof-edge flashing that needs to be reset before the next season. Heat cable on north-facing eaves and properly insulated/air-sealed attics are the two repairs that actually stop ice dams; gutter guards alone do not.

Park City, Heber, and Midway Are a Different Building Climate Entirely

A Park City Old Town miner's cabin, a Deer Valley contemporary, and a Midway home backing up to the Provo River are built to a colder design temperature, a heavier snow-load category, and (in Old Town) a much stricter historic review than anything down in the valley. Park City has its own Building Department and Historic Preservation Board; Heber and Midway permit through Wasatch County. Practical implications: deeper frost depth on any new footing, R-values in the wall and ceiling assemblies pushed higher than valley code, snow-shed planning around doorways and HVAC condensers, and a real plan for what happens to roof avalanches off a steep metal roof. We do work on both sides of the summit and quote the Wasatch Back jobs to the right standard, not to the valley standard.

Secondary (Pressurized Irrigation) Water Is Its Own System

A lot of homes in Bountiful, Farmington, Kaysville, and parts of the south valley are served by pressurized secondary irrigation — a separate non-potable line for outdoor watering, typically turned on in April and shut off in October by the local water district. Two repair patterns we see every season: homeowners who left a secondary valve open through winter and split the line at the first freeze, and homeowners who cross-connected a hose bib between culinary and secondary (which is a code violation and a real backflow risk). If your house has secondary, the spring turn-on is the right time to walk every zone, check the backflow assembly, and find the broken sprinkler head before it floods the lawn. The Sugar House, 9th & 9th, 15th & 15th, and East Liberty Park bungalows from the 1910s–1930s almost all share the same original floor plan: a closed-off kitchen at the back of the house with a small breakfast nook, a load-bearing wall between the kitchen and the dining room, and a single overhead fixture. The most-requested SLC kitchen remodel is opening that wall to the dining room, which essentially always requires an engineered beam (LVL or steel), a permit, and an inspection because the wall is carrying second-floor or attic load. We'll tell you on the first walk whether the wall is bearing — sometimes a later addition shifted the load path and it isn't — and what the realistic beam, post, and footing detail looks like for your specific house.

Basements Are Finished, Re-Finished, and Have Egress Problems

Most pre-1990 Salt Lake homes were built with deep, usable basements, and a large share of them were finished by a previous owner without a permit — paneling over fieldstone, a bathroom plumbed into a clay drain, a bedroom with a tiny single-hung window that does not meet egress. When you go to remodel or sell, those rooms get re-classified, and the bedroom-without-egress becomes a "non-conforming" space on the appraisal. Adding a real egress window (cutting the foundation, installing a window well of the right size, and a window that meets the opening dimensions in code) is one of the most common SLC basement projects we run, and it's a permitted job in every jurisdiction we work in.

Cottonwood Heights and Holladay: 1950s–1970s Brick Ranches With Their Own Quirks

Holladay, Cottonwood Heights, Millcreek east of about 2300 East, and the older parts of Murray are dominated by 1950s–1970s brick ranches on slab-on-grade or shallow crawlspace. The recurring repair list on this stock is consistent: original aluminum-frame windows that sweat and fail their seals, galvanized supply lines starting to choke off hot-water pressure to the upstairs bath, a single bathroom layout that wants a second sink, and an original kitchen with a soffit dropped to 7 feet over the cabinets that everyone wants gone. The soffit usually hides only ductwork or a vent stack and can come out cleanly; sometimes it hides a real beam, and we'll open a small inspection hole before we quote the demo.

Deck and Railing Code Has Tightened — Older SLC Decks Usually Don't Meet It
